開發新興市場 歡迎泰國觀光客來高雄看黃色小鴨【記者廖孝慈╱高雄報導】為開發泰國觀光市場,文件倉高雄市政府觀光局首度參加「2013年泰國秋季旅展推廣活動」,許傳盛局長16、17兩日拜訪泰國觀光局、出境協會、台商會、航空觀光業者等,並舉辦觀光推介會,將高雄的美景美食推介給泰國遊客,同時歡迎黃色小鴨將現身高雄,為鼓勵泰國旅行社帶團客來高雄看黃色小鴨,觀光局也趁勢推出套裝遊程活動,贈送一百名泰國遊客愛之船船票,體驗入選台灣十大幸福好玩遊程-「訪河遊港幸福有感」遊程,感受高雄山、海、河、港之美。許局長表示,泰國觀光客源是新興市場之一,根據交通部觀光局資料,去年泰國到訪台灣的人數達9萬7千存倉人,其中以觀光為目的較前年增加近5千人,成長近20%,今年一到六月泰國來台人數達5萬人次,相較泰國一年度出國平均達百萬人次,仍有成長空間。許局長指出,近年來泰國經濟成長亮麗,人民有很強的消費力,加上泰國人尊佛禮佛、喜愛美食、購物,高雄主推的「祈福購物遊」行程,包括佛光山、佛陀紀念館及義大購物世界應能獲得泰國朋友的青睞,今年3月時觀光局接待泰國第五台電視台「Leela…Holiday」節目來高雄拍攝專輯,介紹搭乘愛之船、高雄捷運公共藝術「光之穹頂」等訪河遊港幸福遊程景點,節目播出也大獲好評。許傳盛局長(左四)至2013泰國秋季旅展,並與泰國旅行業出境協會相見歡。(記者廖孝慈攝)自存倉

  中新網8月20日電 據菲律賓《商報》報道,文件倉8月16日,菲律賓航空管理局以存在違規行為為由,宣佈暫停菲龍航空的航空運輸業務運營,這導致數百名中國旅客滯留馬尼拉和長灘島。菲律賓菲龍航空公司總裁蔡其仁的顧問曾先生日前表示,蔡其仁19日與菲航空管理局進行交涉,20日將公佈最新進展。他確信菲龍公司將很快被允許複飛。他說,20日將租用一架包機飛往北京,另有一航班飛往上海。近一兩天內,所有滯留在菲的中國乘客將全部能夠離境。     據該報綜合新華社、中新社消息,記者19日從中國駐菲律賓大使館瞭解到,連日來,中國大使館人員積極協助因菲龍航空(ZEST AIR)公司暫時停飛而滯留在馬尼拉和長灘島的數百名中國遊客回國。  中國駐菲大使館獲悉數百名中國旅客滯留後,立即�動應急機制,派使館領保館員趕赴機場、酒店看望和安撫滯留中國旅客,瞭解並向菲龍航空反映旅客的訴求,敦促其為滯留旅客提供必要的生活保障,儘快落實航班,安排他們存倉國。  目前,大部分滯留旅客得到妥善安置。截至19日下午,除自行購買機票回國的旅客外,菲龍航空已安排45人搭乘其它航空公司班機回國。現在馬尼拉和長灘島尚分別有約120和170人被菲龍航空安置在旅館休息,等待安排回國。菲龍航空承諾,今明兩天將安排200名或更多旅客回國。  中國駐菲大使館表示,將繼續跟進事件有關進展,派專人在馬尼拉機場協助滯留中國公民,並敦促菲龍航空儘快安排他們回國。  據悉,菲龍航空公司是僅次于菲律賓航空公司和宿務太平洋航空公司的菲國第三大航空公司。公司現有20多條國內航線和9條國際航線,包括飛往北京、上海、重慶、合肥等城市的航線。  另據菲律賓當地媒體報道,因菲航空管理局的停航令,菲龍航空每天損失7000萬比索。菲龍航空主任在接受媒體採訪時說,公司在過去幾個月沒有發生任何安全事故。公司及乘客都對停航令感到震驚,事前公司沒有接到任何通知,也沒有分辨的機會。標簽:菲龍 中國 菲律賓 滯留 航空自存倉

(趙愷健報道)商場的管理,儲存並非簡簡單單地把商場建起來,把空間租出去就可成功,而是需要找出適合的定位與品牌。新加坡報業控股房地產投資信托(SPH REIT)管理公司總裁練美英表示,一家商場的管理不能停滯不前,而需要不停地改造、改進,才能在市場上與時並進。她是在昨天接受本報專訪時,分享了一些關於商場管理與增長的經營理念。練美英說:“很多發展商似乎有這個看法,那就是只要興建一個建築物,然後租出去,就能成功。這是不正確的,因為你需要有良好的管理,在硬件、定位與品牌方面妥善地管理你的資產,才可以成功。”她表示,百利宮的地理位置很好,但不一定有優越的地理位置就等於可以成功,烏節路也有不少商場,郊區也有靠近地鐵站的商場,是否能成功,關鍵還是在於商場的管理。SPH REIT旗下有兩個資產,百利宮與金文泰廣場。練美英表示,自從報業控股在1997年買下百利宮後,經歷了一系列的提升與裝修,包括買下寶龍坊(Promenade),將兩者合併、在百利宮樓上添加醫療套間與辦公樓,並數次改變商場的外觀,直到如今的向外型、使用更多玻璃的外觀設計。練美英說:“我們的哲學,就是購物者是最重要的。對租戶而言,他們也是認為租戶是最重要的。因此,我們要一直想如何滿足購物者的需求。”她表示,未來的增長哲學,會和公司過去一貫的哲學一致,那就是確保在市場上與時並進,包括對購物者與租戶,都能滿足他們的需求。百利宮有超過22萬平方英尺的醫療套間與辦公樓可出租面積,練美英表示,商場決定要提供並租出這些醫療套間,是進行了諸多考慮,也成為了商場的獨特定位之一。她表示,他們看到了商場毗鄰伊麗莎白醫院與伊麗莎白醫藥中心,該品牌在新加坡與區域都非常有名,而商場在推出醫療套間時,具有市場獨特性。一方面,他們可以吸引那些想要來到這一帶行醫的醫生,另一方面,也吸引那些到新加坡醫療旅遊的訪客。此外,她也表示,這些醫療套間的租金比辦公樓高,也是更新蒲崗迷你倉堅韌的市場,沒有這麼容易受到市場波動影響。病人使用醫療設備時,他們的家人、朋友也會一起來,並會到商場購物,有溢出效益,這些都是他們有考慮到的地方。百利宮不會一直保持現有發展模式她指出,這些空間在一開始的時候,醫療套間與辦公樓各占一半,而商場管理層有意將這些空間逐漸向更多醫療套間轉型,如今有八成是醫療套間而只有兩成是屬於辦公樓空間。她表示,在未來若有適當機會,不排除將這些空間全都轉為醫療套間。練美英說:“百利宮未來會一直保持這樣嗎?我認為不會。在1998年我們就對當時的裝修非常自豪,而合併在一起後覺得更好,如今也繼續想要如何變得更好。你不能停滯不前,不然你只會落在別人後頭。我們從來不會掉以輕心。”如今,信托旗下商場不但面對其他商場的競爭,也面對網購的衝擊,但她表示自己並不擔心這些其他競爭對手。她表示,百利宮依然是以高檔奢侈品為主,這類商品不太會在郊區商場買到,消費者也比較喜歡到商場購買。商場的訪客也以遊客為主,他們依然會以烏節路作為他們首選的購物地帶。另一方面,金文泰廣場作為一個郊區商場,服務對象主要是那一帶的居民,並不是以服飾為主,而是銷售日用必需品,這類商品也不是網購首要衝擊的對象。信托的保薦機構報業控股也曾表示,集團目前在建設的另一項目利達廣場(The Seletar Mall),在竣工與準備好後,也將注入該信托。練美英表示,集團也曾表示會繼續參與一些零售項目的地段競標,所以相信保薦機構會給信托的未來增長提供支持。練美英本身在購物中心管理和房地產開發方面有16年的經驗。她曾在1997年到2004年間擔任報業控股子公司O290的總經理,負責百利宮的管理,意味著報業控股在剛買下百利宮的時候,她就已經是商場管理團隊的一員了。在她最近加入報業控股房地產投資信托管理公司之前,她在2011到2012年是首都投資控股(Capitol Investment Holdings)的總經理。mini storage

Source: Journal Star, Peoria, Ill.迷你倉出租Aug. 19--PEORIA -- A Peoria construction business that turns outdoor recreational dreams into reality will be the subject of a television series on the DIY Network.Employees of Noah Herman Sons Builders and Herman Brothers Lake and Land Management will star on "All Hooked Up," which is tentatively scheduled to air this fall.Producers -- the same ones who created the DIY series "Man Caves" -- are currently in central Illinois filming footage for two initial episodes, said Nate Herman, a co-owner of the family business."They contacted us out of the blue a year and a half ago, after looking at our videos and pictures on the Internet. They said, 'What you're doing is awesome, would you talk to us about doing a reality show?'" Herman said.The show follows the builders as they meet with clients to turn hunting, fishing and outdoor adventure whims into concrete structures.The latest project? A large, island volcano-themed man-cave that floats. The solar-powered structure is made out of plastic foam and stucco and has a deck, shower, big-screen TV, glass floor, heat, air conditioning and grill. It is being created for a client with a private lake in Norris. Training, socialising, and travelling to training camps and races add to the camaraderie, says Ng, the swimming coach and club president.“The Tritons really train and compete hard, but having fun is also a big part of it,” she says.“Being part of a triathlon team is very rewarding in terms of support from teammates, and it’s a great way to meet like-minded people,” adds Tse, who believes it’s the club atmosphere that drives the Tritons’ success.“Our club consistently ranks among the top few age-group teams in Hong Kong and many of our members succeed at international age-group triathlons of all distances from the Olympics to Ironman.”Most of the Tritons’ 200 members are professionals in their 30s and 40s; they are a driven lot who all have one thing in common: a hunger for improvement. “Most of our members are extremely motivated and want to achieve something,” says Tse. “But ultimately, it’s not only about the podium; it’s about individuals challenging themselves to be the best they can be.”HOPE SPORT ASSOCIATIONhopesport.comInspired by the 2008 Beijing Olympics, lifelong friends Marie-Christine Lee and Linda Cheng established the Sports For Hope Foundation to support the next generation of young athletes. Funded by the foundation, the Hope Sport Association offers a quality triathlon training schedule for underprivileged children.“We believe in giving everyone the equal opportunity to explore their potential despite their financial situation,” says head coach Lewis Lam.Open to any child aged between eight and 16, the initiative includes a subsidised training programme, with access to equipment and gear.Technical ability is not a prerequisite to join. “We can train them to be able to take part in triathlons,” Lam says. “The most important thing is that they are interested in sport and, in particular, triathlons.”Hope Sport triathletes can train up to six days a week at venues in Kowloon Tong and Sha Tin and regularly take part in local competitions. Today, the club boasts 150 registered members, 50 of which train actively, and 10 junior athletes from the National B Squad trained by Yip.Two times a week, they train at the Wan Chai sports complex in both running and swimming. The weekends are dedicated to cycling and brick training (combining the different sports together in one intense workout) in Shek O.“It’s a combination of beginners, those looking for fitness and those looking to train up for races,” says Hui. “We are a very friendly club, very easy-going,” he adds. “It’s about self-improvement and having fun – performance comes second. However, when we do well, we celebrate.”It’s a modest approach for a club which ranked seventh in performance among Hong Kong’s 30 triathlon clubs last year. Almost all members found out about the club through word of mouth. “My old coach and a friend who was a member recommended it to me,” says new member Jonathan Zamora. “I work near Wan Chai and the cost was reasonable, so I thought it all made sense. The brainchild of national triathlete and former U23 Asian champion Andrew Wright, the organisation has really made a mark on the triathlon scene in Hong Kong since it was established a year ago.Wright offers elite training to a handful of clients, including Kate Rutherford and Olaf Kasten, the best non-professional “age-groupers” in Asia, as well as youth training for 100 children, up to seven days a week.“The community aspect is a huge thing. It’s a great atmosphere and everyone’s pushing for great results,” he says. Wright is joined on his coaching team by Rutherford and Zeco Wan.Plugging what Wright considers a huge gap in youth triathlon training on Hong Kong Island, he recently established a fully supported Youth Development Squad. His intention is to turn his hand-picked athletes into future Olympians. They train with Wright up to seven days a week, free of charge, and are also offered kits and nutrition sponsors.“There’s some unbelievable talent here in Hong Kong,” says Wright. “I think people here push very hard from a young age. There’s that kind of mentality – when they do something, they really apply themselves.”Wright’s selection represents not just the best, but the most committed young triathletes in the city. “Some people are naturally talented, but that will only take you to a certain level. If you look at any triathlete who is any good, they will be training a lot.”At present, there are seven athletes on the programme, and Wright would like to see the number grow.“We’d like to grow the programme to as big as we can. Their mother has paid the price for contributing to both, a judge ruled Wednesday.Circuit Judge James Daniel sentenced Biannela Susana, 27, to 10 years in prison. But he credited her with the two years, four months she's already served in jail awaiting the consequences and suspended the rest of the sentence to probation.As long as Susana abides by the conditions, she will not have to go to prison for her role in the death of Cristian's half brother, 2-year-old David Galarraga.She also must spend 90 days in the Hubbard House domestic violence shelter and then two years at Community Connections, a halfway house that was proposed during a previous hearing where she will get mental health counseling and life skills help."I can't wait to give my sister a hug, a real hug, outside of jail," said Jessica Callow, Susana's half sister.Assistant State Attorney Mark Caliel, who argued for a 15-year sentence, said he hoped Susana could rehabilitate herself."We hope that Ms. Susana takes advantage of this huge opportunity the judge gave her because, quite frankly, I don't think she was deserving of that opportunity," Caliel said.The sentencing ends a criminal case that focused international attention on a Jacksonville mother and child who were charged with killing their son and brother. The State Attorney's Office was criticized for overcharging Fernandez when it originally sought first-degree murder charges that would have put the 12-year-old in prison for the rest of his life.Daniel said the evidence that Susana needed immediate mental health counseling was the primary reason for her release."She needs specialized treatment for a mental disorder," Daniel said. "Her mental health condition clearly requires treatment that is unavailable in prison."Psychologist Jacqueline Brown with the Delores Barr Weaver Policy Center testified last month that Susana is a victim of post-traumatic stress disorder that goes back to her husband killing himself in front of two of her children.Daniel said state guidelines suggested a 13-year sentence, but he went lower because Susana had expressed genuine remorse, the crime was an isolated event and she didn't pose a threat to the community.But she has to abide by the rules of Hubbard House and Community Connections or will go to prison. She will also violate her probation if she tests positive for drugs, is arrested for another crime or is unemployed and not actively looking for work anytime during the next seven years.After she completes her time at Community Connections, the Weaver center has said it will hire her. The center helps at-risk girls -- many with backgrounds involving some form of abuse -- before and after they get in trouble with the law."I've come to realize the incredible potential that Biannela has," said Lawanda Ravoira. president and CEO of the Delores Barr Weaver Policy Center. "She needs intervention and treatment, not prison."Ravoira has met with Susana weekly for the past year. Daniel said Susana must work for the center for at least three years after leaving Community Connections.Susana pleaded guilty to aggravated manslaughter for neglecting David by not getting him to a hospital in time and for covering up past violence. She could have gotten up to 30 years.Caliel said Susana's time in jail was not enough because she lied to the police and waited eight hours after getting a call from Cristian telling her that David was unconscious from falling off his bunk bed.It was later determined Cristian slammed him into a bookshelf after being left alone with him in their apartment in March 2011.Susana researched information about head trauma on the Internet and at one point put David's unconscious body in the car and drove some of her other children to school.A doctor told police the boy might have survived his injuries, including a skull fracture, had Susana not waited to get medical help.But Daniel said it was unclear if going to the doctor earlier would have helped."The evidence is iself storageconclusive to determine if prompt action would have saved David's life," Daniel said, adding that was another factor that led to his decision to let Susana avoid prison.Prosecutors conceded that Susana believed Cristian's story about David falling off the bed. But Caliel argued she had similarly lied to authorities about another incident between Cristian and David two months earlier when he broke the boy's leg. She also waited two days to seek medical attention out of fear her children would be taken away.Cristian, now 14, pleaded guilty to manslaughter and aggravated battery in the case and received juvenile sanctions. He won't be released from a juvenile jail until January 2018 when he turns 19. After that he will serve eight years of probation.At 12 when the crime occurred, he was the youngest person ever charged as an adult with first-degree murder in Jacksonville. That charge led to an international outcry."The truth is he never should have been charged with first-degree murder at that age," said University of Miami law professor Tamara Lave, who has been following the case. "The way the prosecution and police handled this was unpardonable."While Cristian was still facing first-degree murder charges, Circuit Judge Mallory Cooper ruled police interrogations of Cristian could not be used during trial. She ruled that Cristian didn't comprehend his Miranda rights or the implication of waiving them.State Attorney Angela Corey said she didn't want to lock Cristian up for the rest of his life, but Lave said that made no sense since Corey had charged him with a crime that mandated life without the possibility of parole.After Daniel's ruling Wednesday, Caliel defended his prosecution of both, saying the people who were critical were uneducated and uninformed when it comes to Florida law and didn't understand what the facts and circumstances of the case were.There is discretion provided for minors convicted of first-degree murder that is not allowed for adults, and at no time did the state attorney want to put Cristian in prison for the rest of his life, Caliel said.Susana's background also was examined during the sentencing hearing. She had Cristian at 12 after being the victim of statutory rape. She ended up in foster care with her son and saw him molested. After marrying at 18 and having three other children, her husband killed himself in front of two of the kids after he was accused of abusing Cristian.Susana's two other children were adopted by the same family in August 2012, according to the Department of Children and Family Services. Susana has given up her parental rights.Caliel said representatives of the family that adopted the two children were in court Wednesday. Susana is not allowed to have any contact with the two children and can only have contact with Fernandez with prior permission from the state.Callow said her family had received enormous hate and scorn over the past few years, and she hopes the sentence reminds people that Susana is a human being."It's very easy to judge when you're not in the middle of it," Callow said. "But I hope people know my sister is a good human being who needs help."She will carry the pain and guilt of losing her child with her until the day she dies, and that's worse than any prison sentence that could have been imposed, Callow said.Lave said she hopes the case leads the state to consider the support it offers to at-risk children."Cristian Fernandez and Biannela Susana both had traumatic childhoods, and the resources didn't really exist to help them," Lave said.
