Source: The Ledger, Lakeland, Fla.新蒲崗迷你倉Aug. 09--BARTOW -- People don't have a problem finding their way home.The confusion begins when they call 911 and a stranger has to find his way to their home.That's because many home addresses and even some business addresses don't match the computerized mapping system Polk emergency officials use.They're out of sequence, on the wrong side of the road or contain fractional numbers the system can't read.Fixing these addressing errors, which affect services as critical as emergency medical assistance and as mundane as pizza delivery, falls on Polk County's 13-member Emergency 911 staff."We change or assign addresses every day," said Sally Jackson, manager of Polk's E9-1-1 Systems.It's no small task.There are 326,336 buildings in Polk County and more potential address points such as mobile home park lots and apartments, she said.The current system is an improvement over the one public safety employees did use, said Pete McNally, Polk's emergency management coordinator."We had paper maps and we updated them as often as we could," McNally said.He said it would have been worse, but at one time paramedics and firefighters operated from the same ambulance and fire station."They knew those areas pretty well," he said.But a housing boom over the past two decades in the Four Corners area and the creation of hundreds of rural and suburban subdivisions in areas all over Polk County that were once sparsely inhabited requires a better system, county officials said.PROBLEMS WITH OLD SYSTEMThe old addressing system, which was largely handled by postal employees, led to a number of problems, the officials said.There was no uniformity between postal service areas to blend addresses where postal or municipal boundaries met.No street addresses were assigned to customers using post office boxes, leaving those residents to create their own addresses.Sometimes odd-numbered and even-numbered addresses were on the same side of the street instead of being on opposite sides of the street as they're supposed to be.Addresses were assigned only to structures on main roadways but not to structures on short side roads or private roads.There was no system to standardize the naming of roads to prevent duplicated or confusing, similar-sounding road names in the same area of the county.Many mobile home parks were assigned one main street number, but there was no standardized addressing criteria for lots inside the parks.Although Polk emergency officials had been trying to put some order into the county's addressing system as long ago as 2001, the rules were not formalized until the County Commission approved an addressing ordinance in 2004.That ordinance established criteria for the street numbering system and for naming and renaming roads. It also requires street address numbers to be posted in a visible location.The ordinance required only new mobile home and RV subdivisions to adopt the new addressing criteria, but Jackson said she and her staff have tried to work with existing mobile home communities to update their addressing systems.One effort occurred in 2004 in the Cypress Lakes community north of Lakeland.Jackson said she and her staff scheduled community meetings to explain to residents what they were trying to accomplish and how it would help them."We have to go out and talk to people to accomplish this," she said.By the time that was done, 1,602 residences had new addresses."It worked out fine except for some challenges with postal delivery," said Mitch Krach, Cypress Lake's general manager, who said the main office address on U.S. 98 did not change.He said the transition involved changing the names of sommini storage streets as well as getting the house numbers in order.Jackson, who said she'd like to work with residents in other parks, said similar efforts occurred at Indian Lake Estates east of Lake Wales and at Grenelefe near Haines City.PROBLEMS ENCOUNTEREDThe changeovers haven't been problem-free.There have been reports of problems with residents in Indian Lakes getting private delivery companies such as UPS and FedEx to accept their new addresses.Developers have complained that Jackson's office has turned into a bottleneck in getting subdivisions platted, which involves assigning addresses to lots."They have no sense of urgency," County Commissioner George Lindsey, a Lakeland builder complained.Despite the thousands of address changes her office has implemented over the years, Jackson said she doesn't recommend changing addresses unless it's necessary.In the case of the most recent change involving 203 addresses along Rifle Range Road in Wahneta, it was necessary.Jackson said the problem was brought to their attention by school officials who use the addressing database for establishing school bus routes, setting school attendance zone boundaries and even keeping track of the locations of registered sexual predators.There were three houses along Rifle Range Road that had the same address, one of which was listed as being in Alturas, another unincorporated community to the south.Although she and her staff react to reports of problems they receive from various agencies, Jackson said one staff member's full-time job is to travel around Polk County checking for problems.Jackson said Polk County makes its database available free to any other private or public userSome address changes occur suddenly and unexpectedly.That happened in 2002, two years before the addressing ordinance was approved, when Polk's Republican County Commission suddenly voted to rename a section of County Road 54 between U.S. 27 and U.S. 17-92 to Ronald Reagan Parkway."That caught us off guard," Jackson said. The decision sent them scrambling to change more than 60 addresses.But readdressing Ronald Reagan Parkway, a 6.5-mile highway that's entirely within unincorporated Polk County, was easier than other tasks Jackson's staff has taken on.In 2001, they set out to readdress U.S. 27, which stretches 48 miles from U.S. 192 to the Highlands County line.That involved dealing with addresses in unincorporated Polk County as well as with addresses in several cities from Frostproof to Davenport.And, it involved changing more than house numbers. Businesses were affected, too."We went to chambers of commerce, community groups and business owners," she said, explaining she likes to work with people as much as possible."We're very sensitive to businesses," she said, explaining the address change for them involves everything from stationery and business director advertisements to replacing large signs.Jackson said she did learn that in some cases the changes helped businesses in the long run. Source: The Columbian, Vancouver, Wash.迷你倉出租Aug. 09--A lot has changed since the Vancouver Brewfest first appeared in Esther Short Park last summer.When it launched in 2012, the fledgling festival had five Clark County brewers as part of its 25-brewery lineup -- which was pretty much all the ones in the county.This year, it has 11 Clark County brewers as part of its 30-brewery lineup, with even more hoping to participate in 2014, said Cody Gray, one of the brewfest's organizers."There are more coming, like Dirty Hands Brewing Co., but they're not quite ready yet because they're just starting operations," Gray said. "So we'll have at least three more next year, we hope."Gray and partner Andy Stromberg built the Brewfest with the goal of fostering local beers and local companies. All the brewers, charities, food vendors and musicians are from Washington or Oregon, and most are from Clark County and Portland.Every Clark County brewery that wants a spot at the festival will get one, no matter how big it grows, Gray added."We also have two wineries, Confluence and Moulton Falls, that are both from Clark County," Gray said. "We want to be as locally focused as possible."The Vancouver Brewfest is the largest of four new outdoor brewfests that have appeared in Clark County since early 2012. And all the festivals have been helpful in growing the beer scene here, said Rodney Stryker, co-owner of Vancouver's Heathen Brewing, which recently won the Battle of the Brews competition at the Oregon Brewers Festival in Portland."Beer culture here is gaining steam," Stryker said. "And the Portland market is starting to recognize us. People in Portland are saying 'there's beer in Vancouver now?' And then they try it and they've been pleasantly surprised."Vancouver actually has a longer beer history than Portland. In the 1800s, there was a beer boom around Fort Vancouver catering to soldiers' needs. And brewer Henry Weinhard started out on this side of the river as an apprentice at John Muench's Vancouver Brewery.And though it wasn't really up to snuff by modern craft beer standards, Vancouver was also home to the mass-producing Star Brewery, which was also called Interstate Brewery and Lucky Larger Brewery at various times in its history.Lucky Lager closed its brewery in the mid-1980s, making such next-generation brewers as Heathen, Loowit Brewing and Mt. Tabor Brewing a relatively new development in the scene -- with brews that offer a bigger draw for gourmet beer enthusiasts.Heathen will serve its Transcend IPA and Blackberry Hefeweizen at the festival. The company also made a beer with Northwest Liquid Gold, a bottle and growler fill shop in Orchards, called Heathen's Gold Pale Ale, which has been selling well and will be available at the festival.And, working with Gray and Stromberg, Heathen has created the official Vancouver Brewfest beer, which will be named through an online contest."It's a light beer with a velvety texture, lightly hopped, with citrus and f儲存倉oral aroma," said Erin Griffin, a spokeswoman for the festival. "We decided to make an official beer because we wanted to make the event unique and give it a real local flavor."The beer is a good, mild, summer brew that's around 4.8 percent alcohol with not much bitterness, Stryker said."Cody and Andy, they came out to the brewery one day and we were tasting a little bit here and there, and they pitched the idea of a Brewfest beer," Stryker said. "They talked to us about what they liked, and we all decided it should be a light, sweet blonde ale."Heathen Brewing will celebrate its one year anniversary in September. The exposure at festivals here and in Portland has been great for the business, said Sunny Parsons, the brewery's other owner."We're a young brewery, and we have a lot to learn, but the credit is great," Parsons said.About 5,000 people attended the two-day Vancouver Brewfest last year, enough that the organizers decided to add an extra day, Sunday, this year."Each brewery has two beers, so if people come over the three days, they can try up to 60 beers," Gray said.Last year's winners of the People's Choice awards were West Highland Brewing, which took the gold medal for its Mango Ale; McMenamins on the Columbia, which earned the silver for its beer What's Wheating Gilbert Grapefruit; and Heathen Brewing, which hadn't yet opened at the time, with the bronze for its Malice IPA. All three brewers will return this year."That was our debut last year, and it really got us off the ground," Parsons said.The other Clark County brewers are Amnesia Brewing, Beerded Brothers Brewing, Ghost Runners Brewing, Laurelwood Brewing, Loowit, Mill City Brew Werks, Mt. Tabor and Railside Brewing.The nonprofit festival benefits four charities, three of which rotate each year. Disabled American Veterans will always be the main festival charity, since Gray and Stromberg are both veterans, they said.The other three this year are the Humane Society for Southwest Washington, the Children's Center and the Metropolitan Performing Arts Academy.The festival will also have seven Clark County food vendors and an assortment of tribute bands performing over the three days, with lineups that mimic Aerosmith, Loverboy, AC/DC, Journey, The Cars and Led Zeppelin."A lot of people who drink beer will like those bands," Gray said.And the festival will have an ongoing badminton tournament, which is new this year."That's Andy's genius right there," Gray said. 任 蒙《 人民日報海外版 》（ 2013年08月10日 第 07 版）藏族群�在墨爾多神山前跳舞汽車在彎曲狹窄的公路上顛簸著，儲存導遊忽然指向窗外：那就是墨爾多神山！相傳唐代中期，西藏的苯教高僧們來到墨爾多山，在那裡掘出了一部佛經，其中附有一幅秘圖，圖中暗示墨爾多山有個十分美麗的神靈歸隱之地，後來他們在這裡修了一座藏區最大的苯教寺廟。據說藏傳佛教的許多高僧都是在墨爾多山修行而成的，清王朝在乾隆年間還將墨爾多山定為祭祀神山。我們不是宗教信徒，自然很難領略一座自然山體所寄寓的精神存在和信仰追隨，但我們卻不難推測這座歷史悠久、影響深遠的神山所展現的豐厚文化內涵。其實，我們同樣擁有自己所崇敬的自然山水。比如長江和黃河，被我們視作文明的搖籃和精神的紐帶。遠處一座山峰形似“金字塔”，棱角分明，那是神山的主峰。在藏文化經典里，那座金塔是佛光閃射的源頭。夜宿丹巴縣城。我利用晚餐後的餘暇，閑游這座緊臨大渡河而建的狹長小鎮。在街頭一角，一位幹部模樣的藏胞和我對遞了幾支煙後，才使我初知了那座神山。墨爾多神山是一組山峰的合稱，最高處海拔約4200多米，位於大金河與小金河之間的丹巴縣境內。每年農曆七月初十，正值高原的金秋時節，當地都要在神山舉辦隆重的廟會，旅遊者、朝聖者四方而來，與當地居民一起，聚于神廟和山下壩子，人山人海，熱鬧非凡，但真正進入神山深處的並不多。我在縣城看到一份旅遊線路介紹，從縣城出發到神山遊覽一次，一般日程是5到7新蒲崗迷你倉，短的也需要2至4天。神山近在咫尺，走進去竟如此不易。這位藏胞告訴我，多年前他出于好奇心，約了幾個年輕力壯的朋友，攜帶手電和乾糧，花了幾天時間到神山游過一次。他繪聲繪色地帶我走進了那片神奇的山谷，那裡密佈著原始森林，常年雲霧迷漫。不用說，山中道路十分崎嶇，時而逶迤通向峰頂，時而又跌至深谷。要走進神山的腹地，要攀上主峰的金塔，只有這種忽上忽下、似路非路的狹窄天梯。山中一路奇峰怪崖，萬般姿態。高山之上有墨綠深沉的海子，山谷雨後還可看見七彩虹霓。峭壁上有飛泉懸空，峭壁之下神仙洞幽深莫測，只有少數朝聖者、修行者才敢攀上千尺懸崖，再借助高高的樹梯，仰身鑽進狹窄的洞口，進行一番艱難攀越，找到洞頂出口，才能到達險崖之上的那座祭神平台。據說，這條“通天之路”才是通往仙境的道路。這位藏族兄弟雖然再也沒有進過神山，但他至今回想起來仍有一種歷險的感嘆。他既非詩人也非作家，可他的描述生動形象，極富感染力。他說，墨爾多神山歷史上在其周圍擁有寺廟108座，擁有神塔108座。後來，人們發現山中那組天然的岩石塔群，由於久經風化，岩上紋路變化無窮，細看塔中有塔，塔塔相疊，不盡其妙，一一數來，正好是108座。還有，神山旅遊景區開發之後，人們又發現其中景點密佈，可謂一步一景，細加統計，也恰巧是108景。不過，墨爾多神山是神聖的仙界，我寧願相信它有無盡的玄奧，而不敢懷疑是有人在故弄玄虛。整個高原是令人神往的秘境，墨爾多神山卻是秘境中的“世外桃源”。mini storage

香港文匯報訊（記者　劉雅艷）香港作為亞洲國際都會，迷你倉一直以來都吸引大量旅客來港旅遊，香港旅遊發展局昨日公布，今年上半年整體訪港旅客高達2,536萬人次，較去年同期大增長13.6%。其中，過夜旅客上升8.7%，達近1,200萬人次。旅發局總幹事劉鎮漢指，雖然內地訪港旅客增幅依然最強勁，但在港消費的模式明顯有變，傾向選擇即日來回，及一反以往集中高消費的購買模式，轉購中、低價貨品，故當局未來會主力推廣「過夜旅遊」，以保持本港旅遊業收益。　旅發局昨日公布，2013上半年整體訪港旅客達2,536萬人次，較去年同期增長13.6%，其中過夜旅客有1,194萬人次，佔整體訪港旅客的47.1%。內地旅客依然是本港旅遊業最龐大的客源，共錄得1,881萬人次，增幅高達20.7%。選擇在港過夜的內地旅客高達784萬人次，較2012年同期增長16.2%。旅發局總幹事劉鎮漢指，以度假為目的的訪港內地過夜旅客大幅增長19.4%，「當中無論來自廣東地區及非廣東地區的內地過夜度假旅客均錄得理想增長，分別錄得20.7%及18.5%的升幅」。旅社商場搞即日團 不過夜客激增18.5%　近年，本港多個旅行社及大型商場看準內地旅客訪港時間有限等因素，推出多個即日來回、有專車接送的購物團吸引內地客，直接帶動整體不過夜旅客激增18.5%，達1,194萬人次。當中81.7%為內地旅客，以深圳「一簽多行」的旅客為主。經濟未明朗歐客減 航班多新市文件倉客增　長途市場方面，礙於歐洲整體經濟情況仍未明朗所影響，今年上半年的過夜旅客較2012年同期錄得4.1%的跌幅。另外，多個新市場因主要受惠於當地往來香港航班增加，令上半年有理想表現，過夜旅客增加7.2%。其中，來自俄羅斯的訪港過夜旅客增加24.6%，至於來自當地的整體旅客人數亦大幅上升26.3%，近12萬人次，令俄羅斯成為僅次於英國之後，歐洲第二大客源市場。至於其他新市場包括印度、海灣合作委員會、越南的過夜旅客亦錄得增長。內地客人均花8,773元 高消費交易跌30％　劉鎮漢指，上半年內地旅客的人均消費微升4.1%至8,773港元，是眾多國家及地區之首。雖然內地旅客來港數目及消費額均有上升，但其消模式卻大有改變。「我們發現，自去年年底，高消費客群，即是每次消費過10萬港元，其增長幅度開始放緩，但中、低消費客群增幅依然凌厲。」　　劉鎮漢說，為保持本港旅遊業收益，未來會將95%資源投放於宣傳「過夜旅遊」的項目上，另外5%，則會投放於宣傳「郵輪旅遊」項目。　香港旅遊協會主席胡兆英分析，內地經濟放緩，以往內地旅客訪港時已購買手錶、首飾等高價消費品，現已轉購一些大眾化的產品及日常用品。「現今內地旅客歐遊方便，加上部分國家有退稅優惠，較富有的旅客可直接在原產地購買高檔貨品。消費能力較低的旅客，則會主攻本港中、低價貨品，如電子產品、化妝品等，故此內地訪港旅客消費逾10萬港元的交易數目，顯然較往年大跌逾30%。」存倉

信息來源於四川新聞網 / Cited from .newssc.org/　　@華西都市報:如今，新蒲崗迷你倉對於經常坐飛機的人來說，誤機可以說是家常便飯。不過，有些誤機神奇到了匪夷所思的地步，完全超出你的想像，聽說過因UFO誤機嗎？聽說過因逛機場商店而誤機，因把到達時間看成起飛時間而誤機嗎？真是有多少誤機讓你啼笑皆非。一個誤機帝的誕生　　我是一個經常在飛行的人，也許就是因為經常飛行，我不再像個初哥一樣常懷謹慎之心，提前N小時到機場？把航班號記得滾瓜爛熟？守在登機口看著登機口？No，No，No，在我看來，不就是坐飛機嘛！淡定點，那麼緊張做什麼？　　淡定過頭了，總會有些意外來讓我清醒清醒：我的第一次誤機是個意外，那是從首爾飛成都的時候（第一次就誤的是國際航班，夠牛的吧？）當那天上午十點，我們到達機場辦手續的時候，機場人員禮貌地說：你們的飛機已經起飛兩小時了！原來，我們的地陪導遊看錯了航班時間，把到達時間看成了起飛時間。這個錯誤的直接後果，是旅行社不得不讓我們在首爾免費多玩了四天，直到我可以操著半吊子英語在首爾坐地鐵亂串，生生把走馬觀花的韓國游誤成了深度游。那真是一次愉快的誤機呀！　　有一次，我從北京飛往上海。到機場時間尚早，辦好手續，就在首都機場放鬆地逛起了店。要知道，平時哪有這樣的空閑時間一間一間閑逛呀。那些名店的服務小姐態度殷勤，不買東西看看款式也算時尚掃盲，我因此逛得投入異常。等到突然想起航班，跑到登機口的時候，正好看到空姐清理登機口，巨大的漂亮的空客380正緩緩關上艙門，我撲過去：“等等，我的行李還在飛機上呢，讓我進去吧！”空姐禮貌回複：艙門已經關閉，再開門？關了艙再開門就算事故了！行李？早給你翻出來了！　　那天我錯過了漂亮的空客380，灰溜溜到外面去找行李，出去改簽機票，然後再一次安檢、候機。之後，誰再說行李托運了飛機會等著你，我就會用這個慘痛的教訓告訴他：沒那回事情！　　還有一次誤機堪稱傳奇。那一次，我的航班是個聯程的，我要從成都飛到昆明，然後飛到吉隆坡，最後還要轉馬來西亞的國內航班飛到關丹。早上7點20，我匆匆趕到機場，準備坐8點的航班去昆明。在登機口，我悲催地發現自己犯了那個不常見的錯誤，把到達時間看成起飛時間了！沒辦法，改簽吧，還好有一班11點30的航班，如果它一點都不延誤，我還可以恰恰趕到下午兩點飛吉隆坡的航班。在反複確認目前還沒有晚點的情況下，我忐忑不安地上了飛機。准點登機！流量管控！飛機在停機坪上整整等了五十分鐘！我無奈地計劃著：改簽聯程國際航班太難了，我的假期就這麼兩天，只能取消旅行了，到昆明機場逛一逛就打道回府好了。　　到昆明的時候，我晚了1個半小時，飛機應該要起飛了吧？沮喪的我無奈地去看航班信息，吃驚地發現，那一天飛往吉隆坡的航班因故延誤了！兩小時！剛好夠我轉機！我仰天長笑，第一次感謝航班的延誤，心情從冰點到沸點走了個來回，以至於飛機上面對搭訕的一個馬來人，我也敢連比帶劃地跟他聊天。要放在平時，對自己英語水平極度自卑的我哪裡敢呀！　　誤機多了，不淡定也淡定了。有一次和同事去外地組織活動，當天下午必須趕到。結果，路上塞車誤了機，而當天已經沒有去那裡的航班了。同去的小女生急得抱著資料坐在機場地上大哭，我鎮定地拿出手機，查詢哪個城市還可以聯飛，最後，我們從成都到武漢，繞了一個大圈，但終於還是按時趕到了。　　有個愛研究星座的朋友很吃驚于我的不驚，問我：是不是雙魚座都像你這樣有點迷糊又不著急？是不是內心極度強大？我覺得很無mini storage頭，這關星座什麼事呀，誤機這件事，誤著誤著就習慣了。泰山崩于前，我肯定是形于色的，但誤個機嘛，總是能解決的，又何必緊張呢？阡陌特別提醒　　創建于2008年的“飛常准”APP手機應用，目前可提供全球主要航線和1200多個機場的信息，每月為超過300萬人次的旅客提供包括起飛、到達、延誤、取消、返航、備降等六大類航班狀態通報。其中最實用的是利用各大機場的放行系統，計算航班起降時間。　　今年1-6月，“飛常准”得出一組航班准點率的數據，在計劃時間30分鐘範圍內起降的概率，都被定義為準點。數據顯示，成都雙流機場的航班，早上6時至7時為準點率最高的一段時間，超過7成，之後的航班准點率幾乎逐漸下降，中午12點准點率為44.52%，到了晚上8點，出現晚點的高峰期，僅有42.99%按時起飛。　　據瞭解，早班飛機起飛受到天氣的影響相對較小，因此准點率較高。中午12時和晚上8時容易晚點或延誤，則是因為夏天氣溫較高，降雨多形成于午後或傍晚，而成都地處盆地，天氣對於降雨的影響更是隨著夜間的到來逐漸加劇。此外，飛機還會因為其他機場的延誤、前序航班晚點而出現連鎖反應。越是晚起飛的飛機，碰到晚點或延遲的航班幾率也越大，這也是出港准點率一路走低的原因。　　從全國機場的情況來看，以一周為單位，周一航班相對最準時，准點率為59.05%；其次為周日、周六，准點率分別為58.67%、57.31%。最容易晚點的是周三和周五，周三為54.25%，周五為53.75%。買保險先問有無誤機賠付　　記者調查發現，有不少保險公司與航空公司共同推出的航意險的確包含了延誤項目。比如，若乘坐南方航空航班的乘客，則可以購買美亞財產保險公司的航意險計劃，內含賠償航班延誤的附加險，每延誤4小時賠償300元，最高不超過900元，航班取消賠償300元。　　若是國航的乘客，在購買中航三星航意險的同時就會獲贈太平洋財產保險的航班延誤險，這個險種規定乘客被延誤每4小時賠300元，最高不超過600元，而行李延誤也有相關賠償，即每8小時賠償500元，最高不超過1000元，航班取消則可獲得賠償300元。此外，攜程旅行網還獨家提供了返航、備降的理賠，若航班被取消、遊客被保護到其他航班或所乘航班起飛後返航、備降，則賠償100元。　　但多數壽險公司推出的航空意外險均不含航班延誤責任。北京保監局的提示中透露，航班延誤保險是財產保險的一種，只能由財產保險公司經營；航空意外險是航空旅客人身意外傷害保險的簡稱，屬於人身保險；根據現行法律，財產保險公司、人身保險公司均可經營；這也是壽險公司航意險不含航班延誤責任的原因。　　也有保險公司推出包含航空意外與航空延誤的綜合保險，一般價位在20元左右。但據記者瞭解，多數航空延誤險只針對延誤3個小時以上的航班延誤進行賠付。據悉，即使延誤達到4小時，申請索賠也可能比較麻煩。多數保險公司要求，在航班延誤後，乘客要妥善保留登機牌，在航程結束離開機場前到航空公司的櫃台開具延誤證明，也可以讓航空公司傳真給你。　　航班延誤一般總的說來有兩方面原因，一是天氣原因，另外就是航班管制、流量控制。因此旅客在選擇航班的時候儘量選擇國內大航空公司，另外可以選擇把出發城市機場作為基地機場的航空公司，比如在成都的話就有川航和國航，在上海有東航、上航，廣州有南航。如果不在基地機場的話就儘量選擇國內的四大航空公司的航班。國際航班一般都極少延誤，如果延誤，時間都不會很長，因此國際航班可以放心選擇。　　華西都市報記者屈詠梅self storage

創興銀行（1111）因確認被第三方洽購，self storage昨日與母公司廖創興企業（194）雙雙升逾17%，打入港股升幅榜前十位。前日炒起的大新銀行集團（2356）、永亨（302），昨日卻回軟。雖然創興銀行股權集中，較易收購，但是本地中小行炒風或許只是曇花一現，更有大行昨日出報告呼籲沽售創興銀行。　　早前市傳廣州政府旗下越秀集團擬溢價購創興銀行，但市帳率不會超過2倍。廖氏家族旗下廖創興企業持有創銀50.2%股份，因股權集中，一直被市場認為是繼迷你倉隆和道亨之後，最有可能被收購的港銀。收購機會低於創興　　高盛昨日因創銀中期盈利高於該行預期，將目標價由11.3元升至14.7元。該行指，該股現價相當於預期今明兩年市盈率均為19倍，明年預測市帳率1.22倍。由於預料凈息差下半年開始受壓，重申該股「沽售」評級。　　至於大新銀行和母公司大新金融，以及澳門業務相對比重較高的永亨，前日分別逆市升13.9%、8.8%和4.8%，昨日卻齊齊回軟，反映這些銀行收購機會低於創興，追入風險高。文件倉

Source: The Buffalo News, N.新蒲崗迷你倉Y.Aug. 08--Loans to small businesses in Western New York through a government-guaranteed program continue to grow at a healthy clip from last year.The number of loans approved through the Small Business Administration's core 7(a) program in the combined Buffalo-Rochester market increased 8.5 percent from a year ago, to 560. The combined value of the loans rose 28 percent, to $107 million, according to the SBA. The numbers cover a 10-month period, from the start of the fiscal year last October through July.The 7(a) program, the SBA's most common loan program, is aimed at helping startup and existing small businesses. The statistics for the program offer insights into small-business lending activity, as well as which institutions are participating and at what levels.M&T Bank Corp. remained the heavyweight of the lenders list, with 228 loans for $41.3 million. Next came First Niagara Financial Group, with 90 loans for $11.3 million. It was the second straight month that First Niagara was the No. 2 lender, after moving up from third starting with the June numbers. Rounding out the top five were Five Star Bank, Evans Bancorp and KeyBank.The 7(a) loan figures over the 10-month period for Five Star, whose parent companymini storageis Warsaw-based Financial Institutions, were almost identical to last year's. It had 73 loans, compared with 72 last year, and its total loan value was $10.2 million, compared with $10.4 million a year ago."The key indicators we look at, such as unemployment, suggest that the upstate economy has improved moderately over the last year," said Charles J. Guarino, director of marketing at Five Star. "We continue to see SBA demand consistent with last year's levels."Applicants seek 7(a) loans for purposes such as business expansion, debt consolidation and working capital, Guarino said.Canandaigua National Bank has made strides on the list. It had 25 7(a) loans during the 10-month period, good for sixth place. A year ago, it had only nine 7(a) loans and ranked 10th. 樓市氣氛急轉直下，儲存倉發展商紛紛放慢推盤，令住宅按揭需求亦急速插水。據代理統計，今年7月份樓花按揭登記只有208宗，創17個月新低，預計往後數月有關數字持續下降，因為一手銷售條例生效之後，一手樓交投每況愈下。據中原地產數字，今年7月份的私人住宅樓花按揭登記宗數只有208宗，數字為2012年2月錄104宗以來最少，創17個月新低。鑑於上述按揭登記，只反映了一手住宅銷售條例4月29日生效之前的市場情況，當時仍有少數樓花新盤趕在監管前銷售，由於一手住宅銷售條例實施之後，發展商推盤步伐更趨緩慢，甚至一度幾乎沒有新盤可供發售，預料隨後數月的住宅樓花按揭登記數字，將會顯著下跌至甚低的水平。反觀，受政府放寬白表客免補地價購買居屋措施刺激，不少上車客蜂擁偷步入市，爭購二手居屋或上車盤，促使現樓按揭需求回升。迷你倉沙田原地產研究部高級聯席董事黃良昇指出，今年7月份私人住宅現樓按揭合約共4501宗，在扣除樓花新盤入伙承造的一手現樓項目（例如將軍澳領凱及灣仔尚匯等），該行估計二手私人住宅現樓按揭合約共有3600宗，較6月估計的3100宗增加500宗，按月上升16%。他相信，受到「白居二」即將湧入市場的消息所刺激，不受雙倍印花稅打擊的私樓上車客及居屋客，在數月前爭相入市，令二手成交略為好轉，最終推高了現樓按揭需求。此外，今年7月份已登記的居屋、夾屋及租置計劃按揭合約共660宗，工商舖按揭合約則747宗，另車位涉及69宗。在扣除住宅樓花按揭之後，今年7月份樓宇按揭合約登記共5977宗，中銀承辦共1023宗，市佔率17.1%；�生則承造981宗，市佔率16.4%；�豐位列第3，合共承造870宗，市佔率14.6%。迷你倉價錢
